WELCOME BOONE COUNTY BUYERS AND SELLERS! Let's take a look at how 2012 inventory is stacking up for the Boone County area as we start into the third week of the NEW YEAR.
Today, January 17th, we have 642 homes for sale in Boone County of which a median list price of $84,900. The average days on market expectation for these homes before they sell is now at 71 days, so sellers take note. We also should point out that there are currently 131 Boone County sales pending right now, with a median sale price of $113,400 and an average days on market of 78. It appears statisticaly that while homes had an uptick in price for the pendings, there seems to be a small tick down again, but not as low as the past 6 months average which we'll discover in the next paragraph.
The true litmus test for predicting marketing analytics is found in Boone County homes that have sold in the last 6 months. These are the homes that the appraisers are looking f or as new comparatives to rank new appraisals in the market. So if we take a look at the solds for the area, we find that 563 Boone County Homes were sold with a median list price of $61,450 and a median sale price of $52,251. That means there was a whopping 15% spread between asking and final sales price...something to note if you are buying or selling in this market. By the way, the average days on market for these last 6 months was 39 days, just under one month of what is projected it will take to sell new inventory.
Statistically, Boone County appears to be ticking up and down in the price market, but not quite as low as 6 months ago. There are still great deals to found at the current prices. If you are looking for your dream home in Boone County, you might want to search the cities below. Just note, however, that some homes in Crittenden, Erlanger and Florence are also in parts of Kenton County and some homes in Verona are also in parts of Gallatin County.

WELCOME UNION KY BUYERS AND SELLERS! Let's take a look at how 2012 inventory is stacking up for the Union area as we start into the second weekend of the NEW YEAR. Today, January 14th, we have 156 homes for sale in the Union area of which a median list price of $279,800. The average days on market expectation for these homes before they sell is now at 167 days, so sellers take note. We also should point out that there are currently 35 Union sales pending right now, with a median sale price of $194,900 and an average days on market of 179.
The true litmus test for predicting marketing analytics is found in Union homes that have sold in the last 6 months. These are the homes that the appraisers are looking for as new comparatives to rank new appraisals in the market. So if we take a look at the solds for the area, we find that 160 Union were sold with a median list price of $234,990 and a median sale price of $228,000. That means there was a 3% spread between asking and final sales price...something to note if you are buying or selling in this market. By the way, the average days on market for these last 6 months was 110 days, just under two months of what is projected it will take to sell new inventory.
Statistically, Union appears to be holding steady in the price market, but as it stands, there are still great deals to found at the current prices. If you are looking for your dream home in Union , you might want to search these:

WELCOME HEBRON BUYERS AND SELLERS! Let's take a look at how 2012 inventory is stacking up for the Hebron area as we start into the second weekend of the NEW YEAR. Today, January 11th, we have 97 homes for sale in the Hebron area of which the average list price is $218.575. The average days on market expectation for these homes before they sell is now at 164 days, so sellers take note. We also should point out that there are currently 16 Hebron sales pending right now, with an average sale price of $165,587 and an average days on market of 204.
The true litmus test for predicting marketing analytics is found in Hebron homes that have sold in the last 6 months. These are the homes that the appraisers are looking for as new comparatives to rank new appraisals in the market. So if we take a look at the solds for the area, we find that 90 Hebron homes were sold with an average list price of $207,985 and an average sale price of $198,109. That means there was a 5% spread between asking and final sales price...something to note if you are buying or selling in this market. By the way, the average days on market for these last 6 months was 113 days, just under two month of projected new sales.
However, there is one element that is helping to push healthy sales in this area, at least for awhile....and that is the great weather this area has been enjoying. The phones are ringing and the deals are out there. If you are looking for your dream home in Hebron with a little space extra space outside, you might want to search these Hebron Homes with 1+ Acres.

WELCOME BURLINGTON BUYERS AND SELL ERS! Let's take a look at how 2012 inventory is stacking up for the Burlington area as we start into the first weekend of the NEW YEAR. Today, January 8th, we have 90 single family homes for sale in the Burlington area of which the average list price is $194,741. The average days on market expectation for these homes before they sell is now at 170 days, so sellers take note! We also should point out that there are currently 24 Burlington sales pending right now, with an average sale price of $156,224 and an average days on market of 179. Burlington seems to be holding steady!

However, there is one element that is helping to push healthy sales in this area, at least for awhile....and that is the great weather this area has been enjoying! The phones are ringing and the deals are out there. You might even want to check out the latest Burlington foreclosure list!

Today, January 6th, we have 199 homes for sale in the Florence area of which the average list price is $93,910. The average days on market expectation for these homes before they sell is now at 138 days, so sellers take note. We also should point out that there are currently 32 Florence sales pending right now, with an average sale price of $137,625 and an average days on market of 116.
The true litmus test for predicting marketing analytics is found in Florence homes that have sold in the last 6 months. These are the homes that the appraisers are looking for as new comparatives to rank new appraisals in the market. So if we take a look at the solds for the area, we find that 200 Florence homes were sold with an average list price of $154,365 and an average sale price of $147,904. That means there was a 4.2 % spread between asking and final sales price...something to note if you are buying or selling in this market. By the way, the average days on market for these last 6 months was 108 days, just under one month of projected new sales.
However, there is one element that is helping to push healthy sales in this area, at least for awhile....and that is the great weather this area has been enjoying. The phones are ringing and the deals are out there. One of the popular deals right now is at 1435 Bayfield Court, but you better be quick about getting out there, because the first bid cycle for owner occupants ends midnight January 8th. I think by January 9th this baby will be gone!
