WELCOME BOONE COUNTY BUYERS AND SELLERS! Let's take a look at how 2012 inventory is stacking up for the Boone County area as we start into the third week of the NEW YEAR. Today, January 17th, we have 642 homes for sale in Boone County of which a median list price of $84,900. The average days on market expectation for these homes before they sell is now at 71 days, so sellers take note. We also should point out that there are currently 131 Boone County sales pending right now, with a median sale price of $113,400 and an average days on market of 78. It appears statisticaly that while homes had an uptick in price for the pendings, there seems to be a small tick down again, but not as low as the past 6 months average which we'll discover in the next paragraph.
The true litmus test for predicting marketing analytics is found in Boone County homes that have sold in the last 6 months. These are the homes that the appraisers are looking f Statistically, Boone County appears to be ticking up and down in the price market, but not quite as low as 6 months ago. There are still great deals to found at the current prices. If you are looking for your dream home in Boone County, you might want to search the cities below. Just note, however, that some homes in Crittenden, Erlanger and Florence are also in parts of Kenton County and some homes in Verona are also in parts of Gallatin County. Today, January 14th, we have 156 homes for sale in the Union area of which a median list price of $279,800. The average days on market expectation for these homes before they sell is now at 167 days, so sellers take note. We also should point out that there are currently 35 Union sales pending right now, with a median sale price of $194,900 and an average days on market of 179.

The average days on market expectation for these homes before they sell is now at 164 days, so sellers take note. We also should point out that there are currently 16 Hebron sales pending right now, with an average sale price of $165,587 and an average days on market of 204.

These are the homes that the appraisers are looking f However, there is one element that is helping to push healthy sales in this area, at least for awhile....and that is the great weather this area has been enjoying. The phones are ringing and the deals are out there. One of the popular deals right now is at 1435 Bayfield Court, but you better be quick about getting out there, because the first bid cycle for owner occupants ends midnight January 8th.
