WELCOME HEBRON BUYERS AND SELLERS! Let's take a look at how the July 2012 inventory is stacking up for the Hebron area as we start into this special day of Friday the 13th!  I promise you this will not be a scary report! In fact, if you are a seller, it is a good report because the asking prices are holding steady in Hebron, as they have for many months!  For buyers, know that whatever you buy is holding its value very well!

Today, July 13th, we have 111 homes for sale in the Hebron area of which the median list price is $215,000 (up almost $50,000 from the Spring stats).  The average days on market expectation for these homes before they sell is now at 77 days, so sellers take note.  We also should point out that there are currently 45 Hebron sales pending right now, with an average sale price of $160,000 and an average days on market of 55. 

The true litmus test for predicting marketing analytics is found in Hebron homes that have sold in the last 6 months.  These are the homes that the appraisers are looking for as new comparatives to rank new appraisals in the market.  So if we take a look at the solds for the area, we find that 115 Hebron homes were sold with an median list price of  $134,900 and an median sale price of  $129,750.   That means there was a 4% spread between asking and final sales price...something to note if you are buying or selling in this market.  This spread has been extremely steady within the Hebron market.  (In Jan. of this year the spread was 5%).    

As a full time Realtor® out there every day placing bids for my buyers, I have noticed that today buyers need to bid close to, at or over the asking price in order to get the property under contract.  So I caution you that even though you think sellers will  take a lot less for their properties, please note that there are plenty of situations where properties are going for OVER their asking price, especially on HUD or Bank owned properties that are priced competitively.  Buyers will need to stay tuned to the foreclosure market to know how to proceed on their bid, so be sure to talk with your Realtor® before you place an extremly low bid.
