   Welcome all Kenton County sellers and buyers!  Let's take a
   look at how 2012 inventory for single family homes is stacking
   up in Kenton County .   Today, June 1st, we have a
   whooping 923 homes for sale in Kenton County with
   a median list price of $126,900.  (That's 246 more homes
   than  Boone County currently has active! )
  The average days on market expectation for these homes before they sell is now at 86 days (74 LESS days than what the May statistics were giving us), so sellers take note. (Boone County medians show 83 days so selling days are still about the same between counties.)   We also should point out that there are currently 317 Kenton County sales pending right now, with a median sale price of $37,700 and an average days on market of 70.  (Just think, with pendings plus actives, Kenton is overflowing with $1,240 homes! Now that is a lot of homes! We saw about the same amount last month, too!)  If you are thinking of buying in Kenton County, get out there and take a look at some of these deals!  Couple that with the possibility of your home approved for USDA coverage (no money down areas) and you may just come up with one of the sweetest deals yet!  And I always say, it's great to look at homes when it's all wet and rainy like today to check out those foundations!

The true litmus test for predicting marketing analytics is found in Kenton County homes that have sold in the last 6 months.  These are the homes that the appraisers are looking for as new comparatives to rank new appraisals in the market.  So if we take a look at the solds for the area, we find that another whopping amount of 726 Kenton County Homes were sold in the last 6 months with a median list price of  $12,700 and a median sale price of  $9,950.   That means there was a 22% spread between asking and final sales price...quite some elasticity and something to note if you are buying or selling in this market!   In fact that spread has grown an additional 5% from just last month!!!!  It will be interesting to see if that elasticity will hold when we move into July and August.  One thing is sure, we have a lot of inventory in Kenton County and that means it is still, unquestionably, a buyer's incredible market!

If you are looking for your dream home in Kenton, you might want to search the cities below.  Just note, however, that some homes in Crittenden, Erlanger, Florence and Demossville are also in parts of  Pendleton, Grant and Boone Counties.
