WELCOME UNION BUYERS AND SELLERS! Let's take a look at how the end of April 2012 single family home inventory is stacking up for the Union area during this last rainy weeked of the month.  It will be your clue to selling and buying in this market during May.  Next Tues in May 1st and we already have begun to feel the increase in buyer activity out there, so these statistics will enlighten you to what this market is reacting to as far as price goes.

Today, April 28th, we have 209 homes for sale in the Union area with a median list price of $163,300.  The average days on market expectation for these homes before they sell is now at 75 days, so sellers take note.  We also should point out that there are currently 42 Union sales pending right now, with a median sale price of $233,925 and an average days on market of 144. So, we have a noticeable decrease in median list prices and average days on market.  Yes, the selling season has begun. 

The true litmus test for predicting marketing analytics is found in Union homes that have sold in the last 6 months.  These are the homes that the appraisers are looking for as new comparatives to rank new appraisals in the market.  So if we take a look at the solds for the area, we find that 117 Union were sold with a median list price of  $177,400 and a median sale price of  $174,700.   That means there was a 1.6% spread between asking and final sales price.  I have been telling my buyers lately that if they want to win the bid on a home, then they need to offer close to or at the price that is listed, as the market elasticity has begun to get smaller and smaller as the number of buyers has started to increase.   

Statistically, Union appears to be holding even more steady in the price market, but as it stands, there are still great deals to found at the current prices.   If you are looking for your dream home in Union , you might want to search these:  

$0 - $125,000                   $125,000 -  $150,000        $150,000 - $200,000                      
$200,000 - $250,000      $250,000 - $350,000         $350,000 - $450,000
$450,000 - $550,000      $550,000 - $625,000         $625,000 and up
